What is included in the inspection

·         Definitions

o        Satisfactory: Indicates the component is functionally consistent with its original purpose but may show signs of normal wear and tear and deterioration.

o        Marginal: Indicates the component will probably require repair or replacement within five years.

o        Poor: Indicates the component will need repair or replacement now or in the very near future.

o        Significant Issues: A system or component that is considered significantly deficient, inoperable or is unsafe.

o        Safety Hazard: Denotes a condition that is unsafe and in need of prompt attention.

·         Report Overview & Summary

o        Items not operating: Sump pumps, disposals, dishwashers, range fans, exhaust fans, well pumps, furnaces, water heaters, GFCI’s, electrical outlets etc.

o        Significant Issues/Defects: Roof Coverings beyond repair, basement foundation problems, cracked rafters, rotted porches thermo pane glass that leaks

o        Potential Safety Hazards: Open electrical grounds, relief valve missing on water heater, trip hazards – missing or rotted railings, Gas leaks, extension cord wiring, open electrical boxes, woodburner ventilation, Double-Tapped breakers-fuses, oversized circuit breakers, firewall missing between garage and house, knob & tube wiring, holes in vent pipes – heating and plumbing, attic fan wiring, ungrounded 3 prong outlets

o        Maintenance Item/Deferred Costs: roofs over 15+ yrs, Furnace 13+ yrs, A/C 7+ yrs, Well Pump (if age is known) 13+ yrs, Sump Pumps, Water Heater 5+ yrs.
